Buying New Construction in DFW: A Real Buyer Story

From a Referral in Canada to a New Construction Home in North Texas

One of the things I’ve learned in real estate is that a strong network can reach a lot farther than you think.

Recently, I had the opportunity to help a buyer purchase a brand-new construction home here in North Texas after being referred to me by Chamse Noomane, a real estate agent out of Canada.

Chamse trusted me to take care of his client here in Texas, and after going through different communities, builders, incentives, financing options, and the details of the purchase, we were able to get him into a brand-new home for under $300,000.

It was a good reminder of two things I see all the time in this business:

Relationships matter.

And having your own representation still matters, even when you’re buying directly from a builder.

Buying New Construction Is Not Always as Simple as It Looks

A lot of buyers assume buying a new construction home is easier than buying a resale home.

In some ways, it can be.

You’re buying something brand new. There may be builder warranties. You typically have fewer immediate concerns about the roof, HVAC system, plumbing, electrical, or other major components of the home.

But that doesn’t mean there aren’t a lot of decisions happening behind the scenes.

During this purchase, there were several things that needed to be worked through, including:

  • Comparing new construction communities

  • Understanding builder incentives

  • Reviewing financing options

  • Going through the purchase contract

  • Understanding closing costs

  • Coordinating the home inspection

  • Working with the lender and title company

  • Making sure the numbers made sense before closing

That is the part buyers don’t always see when they first walk into a builder’s sales office.

The builder’s representative works for the builder.

Having your own agent gives you someone who can help you look at the transaction from your side.

The Value of Comparing Builders and Communities

One of the first things we worked through was narrowing down the different new construction options available.

DFW has a huge amount of new construction, and builders are constantly changing their pricing and incentives.

One community may have a lower purchase price.

Another may offer a better interest rate.

Another may offer thousands of dollars toward closing costs.

And sometimes the best overall deal is not the home with the lowest advertised price.

You have to look at the complete picture.

For this buyer, we spent time sorting through the options and understanding what each builder was actually offering before deciding where to move forward.

That is one of the biggest advantages of having an agent involved early.

Instead of walking into the first model home and trying to figure everything out from there, you can compare multiple options before making the decision.

Builder Incentives Can Make a Big Difference

New construction builders around DFW regularly offer incentives, especially when they are trying to move inventory.

Those incentives can include things like:

  • Closing cost assistance

  • Interest-rate incentives

  • Rate buydowns

  • Upgrades

  • Appliance packages

  • Price reductions

  • Preferred lender incentives

But incentives can also be structured differently depending on the builder and the home.

A large closing cost credit may sound great, but you still need to understand what fees are being charged and how the credit is actually being applied.

That is why I like to look at the actual numbers instead of just the advertised incentive.

In this case, the buyer was able to take advantage of builder incentives that helped significantly with the cost of purchasing the home.

Why I Still Recommend an Inspection on a New Home

One thing I recommend on almost every new construction purchase is an independent home inspection.

A brand-new home does not automatically mean a perfect home.

Builders are constructing homes quickly, and there are a lot of different contractors and trades involved during construction.

An independent inspector can look at the home from the buyer’s perspective and identify items that may need to be corrected before closing.

The nice part about buying new construction is that there are also builder warranties in place after closing.

So the buyer gets the benefit of starting with a new home while also having warranty protection on many of the home’s major components.

Having an Agent Does Not Cost the Buyer More in Many New Construction Transactions

One question buyers sometimes ask is why they should use an agent when they can simply walk into the builder’s sales office themselves.

The simple answer is representation.

The builder already has people representing its interests.

Your agent is there to help represent yours.

That may mean helping you compare builders, understanding incentives, reviewing documents, coordinating inspections, keeping track of deadlines, communicating with the lender and title company, or simply helping you understand what happens next.

A lot of the work happens behind the scenes.

And in many new construction transactions, the builder is already offering compensation to a buyer’s agent, which means the buyer can have representation without separately paying that agent out of pocket.

The important thing is to involve your agent before you register with or visit the builder, because builder policies can vary.

A Referral That Started More Than 1,000 Miles Away

One of my favorite parts of this transaction was how it started.

Chamse is an agent in Canada.

His client needed help buying here in Texas.

Instead of simply sending him into the market alone, Chamse reached out to someone he trusted locally.

That is how a good real estate network should work.

Whether someone is moving across town, across the country, or even coming from another country, having relationships with agents in different markets can make the process much easier.

For me, a referral is never something I take lightly.

When another agent sends me one of their clients, they are trusting me with a relationship they have built.

My responsibility is to take care of that person and give them the same level of service I would want someone to provide to one of my own clients.

I appreciate Chamse trusting me with this one.

Another New Homeowner in North Texas

At the end of the process, this buyer was able to purchase a brand-new construction home for under $300,000 here in North Texas.

He now has a new home, builder warranties, and less concern about immediately replacing major components that can come with an older property.

More importantly, he had someone helping him work through the different pieces of the transaction instead of having to figure everything out on his own.

That is what I want my role to be.

Not simply opening a door or writing a contract.

I want my clients to understand what they are buying, why the numbers make sense, what options they have, and what to expect throughout the process.
