Some closings look simple online. This one was not. I had been in touch with this seller since 2023. When she reached back out, she needed to sell quickly, but the home had condition issues that made traditional financing difficult. Most of the offers coming in were low investor and wholesale offers. Instead of stopping there, we got creative. I had a GC come out, complete the needed work, and agree to get paid at closing. Then I went into the neighborhood and started door knocking. That led me to a buyer on the same street who wanted the home for her parents. Even then, we still had financing issues. The appraisal would not clear the original loan route, so we pivoted the buyer into a hard money loan and kept the deal alive. The result: My client avoided foreclosure, walked away with equity, and sold for $60,000 more than what investors were offering. Behind every closing are the calls, vendors, negotiations, pivots, and problem-solving that can completely change a client’s outcome.
