Buying Land as a First-Time Buyer in the U.S.

Purchasing land is already more complex than buying a home. Doing it as a first-time buyer in the United States adds an entirely new layer of questions, uncertainty, and risk.

Recently, I had the privilege of helping a client who moved to the U.S. just two years ago successfully close on a buildable lot in Pasco, Washington. His goal was clear: purchase land that he could confidently build on, without surprises later.

This transaction required much more than writing an offer. It required detailed due diligence, direct coordination with the City, and clear communication every step of the way.


Why This Wasn’t a Simple Land Purchase

Many buyers assume that if land is for sale, it must be buildable. Unfortunately, that’s not always true.

For this purchase, we needed to confirm:

  • Zoning and allowed uses

  • Easements affecting the lot

  • Utility locations and availability

  • Whether the buyer’s intended use would actually work

  • That access to the lot was feasible

  • That there were no hidden restrictions that could stop construction later

Before moving forward, we worked directly with the City of Pasco, planning staff, and utility providers to confirm that the lot was appropriate for the buyer’s plans.


Coordinating With the City of Pasco and Utilities

A key part of this transaction involved communication with:

  • City planning

  • Development and engineering services

  • Utility providers for water, sewer, electric, and gas

We confirmed:

  • Zoning and setbacks

  • Sewer and water availability

  • Location of easements

  • Buildable area outside of restricted zones

  • That the lot could be designed around existing easements

This process ensured the buyer wasn’t just purchasing land, but purchasing certainty.


Understanding Easements and Buildability

One of the more technical aspects of this property involved easements. Easements are common, especially on land purchases, but they must be fully understood.

In this case:

  • Easements reduced where permanent structures could be built

  • The remaining buildable area was still more than sufficient

  • Access to the lot could be designed properly

  • The buyer’s plans were compatible with the lot’s constraints

This level of clarity is critical before closing, not after.
